Hi Quincy, as Abel said the fastest and quickest way to build relationships in real estate is to join your local real estate REIA. Most of them are designed to help you succeed. They have all kinds of programs and classes designed to get you started. You can also contact me for more information.

Hi Arin, I have the Pro membership. I am pleased with it, but as with any program the experience that you have with a program depends on you. Are you a go-getter? If you are a go-getter then you will do well with his program or any of the other GOOD programs out there. After receiving a ton of free information before purchasing and going through the steps of the program I realized that at some point I have to get off the computer and take action. That is what it all boils down to. But I am enjoying my websites and the M5 text and email system. I am starting the Direct Mail campaign next month. Get the program, learn as much as possible but take action as he encourages you to do. Let me know if I can help with some of the systems. I am a Internet Marketer as well.

I guarantee if join your local REI club and say that you are a buyer that's ready to buy and give them your criteria, you will be bombarded with deals. The wholesalers and birddogs are there. My REIA has a session called "Haves and Wants" where wholesalers and buyers are encouraged to meet and do deals. They tell the wholesalers to bring deals to the meeting so they can evaluate them. Good Luck

As some one new to the real estate game I have had great experiences on BP, until, now. I've been reading the exchange between to investors in this thread that reminds me of rants on Facebook.  Ron S. and Ezra have you guys ever thought that maybe other factors play into each of the areas that you are in. Maybe this is new territory for the courts and a clear mandate has not been set yet. Maybe there are many illegal forgeries in the legal documents. Maybe that once the mortgage and note are separated (bifurcation) it becomes an unsecured debt subjecting it to a different classification and set of rules. Maybe the the house is severally underwater (not worth what is owed).  Maybe a clear chain of title can't be established because it has been sold so many times. Maybe the servicing company is selling the rights to another servicing company to avoid a smart owner who knows all of this.   Maybe the Securitization of all of these loans has created a new nest of legal issues. Maybe there were some many illegal things done during the housing crisis that they are still sorting it out. It may also depend on the judge you get. MY POINT is this is still uncharted territory and you both could be correct, but Please, please don't turn my BP into a Facebook.

I look forward to working with both of you someday. Good Luck.
