@Jassem A. I was told to be aware that the site acutally bids against you to increase the offer. This is done at most auctions but I didn't think it would even be legal to bid on the property you are listing if you are the listing site. Forgive my ignorance.

Has anyone here ever purchased a home from the hudhomestore.gov website? How was your bid process? How was your overall experience? I spoke with someone earlier today who suggested that I stay away. Any information would be greatly appreaciated.

@Aryelle Collins I am probably the last person to be providing help with only one flip that I had to rent for about a year, but first, I agree with @Matt Davis as part of the deal you present to your friend. I believe that you have the ability to use the BP calculators at least 5 times as a member of BP,(anything more than that you have to be a "plus" or "pro" member). Anyway, the calculator will provide you with a great report that you can present with your offer. 

Tell him that you want him to look at what you believe to be a great deal and want his opinion because of his expertise. Provide him with the report and allow him to review it before asking for the loan. His answer may tell you that it's either a good deal or not, or that it may be something that he would do, or he may even ask you what your thoughts are concerning the property. You can explain why you think it's a great deal and how you could may it work. In any case, I would think of all of the possible scenarios that could come up and be prepared with a response. This would give him the impression that you are serious and put some effort into preparing for the meeting.

I think you should present the offer and not your boyfriend even though it is his friend, because it proves that you are doing the research, unless he has been helping. Your boyfriend should be there for support if he can, not to mention that it is his friend. Be confident in your presentation!

I have heard on plenty of the BP podcasts that giving the investor 1st rights to the property is a good idea so if something goes wrong it will give them some reassurance that they at least have the property to sell to make their money back. Since I have never done it, I wouldn't know if it is accurate or not.

There is so much more that can be done when being creative to get financing. Continue to research what those creative financing ideas may be. These ideas may or may not work so be prepared to continue the hustle and don't give up! I'm sure something will come your way. Good luck!
