I've used several different mortgage brokers who are licensed in Tennessee successfully.  Simply ask if they are licensed in Tennessee.   Majority are.   Best of luck

HUD properties will have a clean title. Run your numbers to be sure it will cash flow. Then offer 86% plus 6% realtor fee of listed price. Been a few years, but we've purchased at least 4 HUD sfrs this way.

Buy & hold is the most reliable way to get to where you want to be.  I never buy anything that I haven't run through the Bigger Pockets calculator with at least three different scenarios.   That said it will take serious effort to reach your retirement goal because one or two doors won't get you there.   We took eight years  & 12 doors to reach our retirement number.   The best time to act is December & January if you can.

We didn't start serious investing until I was 61.  Currently have several SFRs & 2 duplexes that along with Social Insecurity fuel our retirement.   The best time to start is now

Definitely check other options, like a mortgage broker.   You should be able to get a mortgage for 20-25% down depending on credit history & number of outstanding mortgages.

WE have SFRs in Memphis too and  depending on square footage costs seem in line
