This house is a complete rehab the owner tried to fix the property by gutting the every thing in side but then got tired and is wants to give it it up. I mean gutted down to the studs! Really motivated.

what if you find a person who has actually found deals on the mls continuously. And is making a profit. Take a look at this video for me by jerry norton on wholesaling through the mls. And tell me what you think. You are right about the competition part though you have to be the first one to the punch but I do think there is something to what he is says as well it makes a lot sense. The deal I’m looking has an arv 190,000 but is only 27,200 with $75,000 worth of repairs.

@Jerryll Noorden i here what your saying about the issues, and I agree he even said that he never heard of wholesaling. But there are really good deals on the mls. And it’s a lot easier than driving around looking for motivated seller. Cause with the listing is you already know that they are motivated and finding it is right at your fingertips.

@William Hill If you get the consignment contract on the property it would be hard for anybody to steal your deal. But if you want some tips on wholesaling there’s this video on YouTube going in to depth about how to find cash buyers. Look for jerry norton wholesaling and his videos will pop up.

@John Thedford he wouldn’t have got screw though. He would have still made his fee for being the listing agent. He just never heard of wholesaling before. He still could of had a profit and a sale on record.

@Derek Cespedes thanks for your advise it’s much appreciated. But it told the listing agent that I was a wholesaler and that I would find cash buyers. But he didn’t understand what I was taking.

Hello BP I have this deal I'm trying to get under contract through a realtor but he says that he needs a letter from my bank verifying that I have the fund to buy the property. But I'm not trying to buy the property I'm trying to wholesale it. He also says that my EMD needs to be up front. Is that how that is supposed to work? Looking for some advise on how to proceed.
