I'd have to agree with @Bill Crow. It would be good practice to establish a separate savings account for the security deposit and checking account to collect rent and pay any expenses. Make sure not to commingle both or any personal funds and run it as a business. I'm not sure how you would handle an interest bearing account for legality reasons or tax purposes. Wishing you the best.
