Most of our 200 units are JV Partnerships with family and friends. The two deals we did small syndications with family and friends were a 57 unit in Mentor, Ohio and a 34 unit package deal in Painesville. Those two deals comprised 4 of our 10 apartment complexes. The other 6 are JV Partnerships with me and a few family members. We had some 1031 exchanges of Condos we purchased in San Diego in 2011-2012. We 1031 Exchanged into apartment complexes. One in Akron and three in Painesville too. We purchased most of those apartments in 2015 thru 2019. We then purchased a 27 unit in Painesville JV with me and two other friends that one in Dec of 2022. 2021 was a great time to refi to those Freddie loans. I called it the harvest time for me, my family and friends!!

Excellent for section 8. However, don’t pigeon hole yourself off the start saying you want to rent to section 8.

Call me Swanny.  I own about 200 units in primarily Lake County.  It is extremely landlord friendly there.  I am not a realtor, just an investor.  I hope you find some good deals!!

I would read Multifamily Millions by David Lindahl.  That is the Bible or the Road Map we follow to reposition value plays.  That book has really helped me to create financial freedom.

I love LVP for rentals.  Looks amazing and cleans up well between residents.   I have about 200 units and whenever possible we for sure replace carpet.  If there is ceramic tile, we don’t take that up and replace with LVP. If the ceramic tile is already there and in good shape, we keep it there between residents.
