Things are still on the rise in palm beach county but not nearly as dramatically as the past few years. A lot of people got burned last time around and there seems to be a more cautious mentality on the investor side. Also income hasn't risen very much in the past few years so on the home buyer (non investor) side that could be forcing a bit stabilization. Tough to say whether its ripe for a downturn or for some more years of steady stable growth. I'm not a doctor so don't quote me on this, just trying to make sense of it myself.
On rental purchases as long as it cash flows I'm fine with riding out some dips. Flips, just work fast and make sure there is a solid spread. Development...you know the you're the last one without a chair if/when the music stops

Thanks for the responses. House is in a nicer neighborhood and there's a slight possibility I might have to sell it in the near future so I'm eating the cost for the backer and sticking with the nicer tile. Wood-like tile for $.99 sq ft is a good deal, will have more appeal to the tenant base I'm shooting for and covers me on the resale if its necessary.

The hardwood in my rental rehab is not worth refinishing because of some areas of dead wood so I've decided to go with tile. I picked out a nicer tile $.99 vs $.70 because I had it in the budget. Neither me or my project manager realized you cannot tile directly over hardwood and need to pUT something in between.
The best he's coming up with is hardy backer that costs $9 per sheet and is putting me further our from budget and making me regret going with the nicer tile.
Anyone know any other materials or methods that could make this more cost effective?

Your best bet is to start listening to the podcasts. From there you will get exposure different investment strategies and you can decide whats right for you. There are plenty of podcasts that explain the wholesaling process. The basics are out there, I'd suggest familiarizing yourself with the fundamentals and then asking specific questions you can't find answers to.

@Erick Garske How did you go about changing the title? How long was the process? Did you need to hire a lawyer?
In a similar situation right now and think changing title is probably my best option
