Another side to this question is:  how much building knowledge do you have?  Do you know what repairs/rehabs cost? Having the money in place is great.  Having a realtor find you numerous properties is great.  But do you all know what you are looking at and looking for?  I only ask because I have had numerous (dozens and dozens) of folks contact me about property(ies) that they think would be a great deal but really needs to be bulldozed or what they thought might be simple cosmetics turns into a MUCH larger project.  

Don't jump into a deal without a contractor (or whomever is going to do the rehab work) looking at it.  

And please, pay your contractor for his/her time.

I talked to another builder I have known for years just a couple hours ago in Lowe's, and he said he is booked 6 months out!!! And those calling him say they will wait- add them to his calendar.   Then, after talking with him, I walked over to the 2x4x8 lumber stack and saw 2x4x8s were running $8.80 (whitewood) each!!!   Yikes!

People are not put off by the ridiculous prices, they just want the work done. I am not going to complain, they will simply have to pay the additional amount for lumber (and labor)

And I am moving ahead with building a couple spec homes.  Between shopping around for lumber at various lumber yards and a military discount my business partner gets we can get our pricing down - some.  When we are done and looking to put the house on the market, we will most likely have to adjust our price upwards to reflect additional costs.  Because housing is in such short supply, people will pay it.

So, the two questions I have:   is this a state license or a business license that concerns you?   And why would you go with this roofer as opposed to a state licensed, in-hand license, roofer?  Price?  Timeframe?

In Alabama, you have to have a state license to do roofing (unless you have a residential or GC license then you are covered) otherwise you are considered unlicensed.  And no license=no permit.  

Not sure your state's requirements but that's a starting point.

And, as others have said, verify his insurance should you move ahead and have him do the work.

I'd definitely replace the entire thing.  Pricing sounds reasonable but I'd check around.  And being in the South, is it possible there are tree roots popping that thing up?  Be worth checking to make sure there aren't any trees causing issues, you wouldn't want to pour a new driveway and not take care of any problematic tree roots (or any other cause!)

Do you have any photos that show the entire front of the house including yard/trees?

I honestly don't know if/when material will come down.  As a commodity usually there can be huge swings but I noticed today that the price on 2x4x8 whitewood lumber went up another $.40 (ugghh) so who knows!!   

I have been reading that it might have been better to invest in lumber than gold!!  ;-)
