Without seeing photos or knowing square footage, pricing seems exorbitant to me.  I do both investor and retail work (and my prices are not the cheapest by any means) but with that said, pricing is too high.   Your list looks like the "dream" list of getting everything done "high-end".  Now time to get the "realistic" price.  On a project this size, contractor has padded each of the sub-heads you listed PLUS the $40k.  I'm definitely not against a contractor making money, especially if he/she is good, but I think he's looking to buy a new boat!  ;-)

Either pare down the list or keep looking at contractors.

Skip college and follow your dreams.  Unless you absolutely NEED a degree to do what you want to do, sounds like you don't, then skip it.  That's a ton of money that won't be going to a school that you can invest.

What skills do you have?  Make up $20 worth of flyers and put them out.  Great way to earn cash.

Gold is a great investment. And funny, on the gold bug sites they say REI is ridiculous. Go figure.
