Well happy to say I finally have an excepted offer on a nice duplex in the Naugatuck CT area. I don't post as much as I should but I do listen to the podcast daily and have listen to most of them at least twice. I also read most of the books recommended in the pod cast. I was looking for some recommendations for the property inspection. Any help would be greatly appreciated . Thanks BP

Yes we did change are policy on our current home to cover my rental in NY. When I had a meeting with my CPA he went over many ways to break up the rentals threw the LLC into trusts with partnership between me and my wife to limit the liability with each propertie. He's a little more expensive then the average CPA but of what I've read and researched it's worth ever penny in the long run.

Good morning BP friends. I'm happy to say that I'v been working hard to start up my real-estate business. Opened the LLC, Seven Seasons Properties. Also started building my team here in CT. We now have a CPA (referred from a BP member), a lawyer and an agent on our team. I've been putting in many late and early hrs searching for potential deals and also have been putting in multiple offers but nothing yet. All the offers I have put in are to make the numbers work with the buy and hold strategy with multi family properties. I've been tempted to counter and go over the number on some since they were nice properties but I know that it would be a bad choice. I'm just anxious to get the next deal under my belt here in CT. So I'm asking if there are any wholesalers or agents that have any deals in Connecticut. Areas I'm seeking are Derby, Ansonia, Naugatuck, North Bridgeport, and Black Rock Bridgeport. I'm looking to stay in the purchase price max of 90k with room for forced appreciation. Something that i can put some sweat equity into. I have proof of funds for a cash deal and am ready to buy. Should I be using a lawyer for my registered agent ? I was told by my CPA to use a PO box so my home address isn't available. Thanks in advance for the help.
When opening my LLC should I use my home office address or should I open a PO box?

looking for a CPA in Connecticut. I don't think my previous CPA from NY will cut it when I go forward with my next rental property purchase. We used him last year but when it came to certain topics with our current rental property I think we weren't given the best advice . I also have recently gotten a private invester on board with me for my next move but there's a bunch of questions we both have about the process. Since it's a family member and this will be there first time lending also. Thanks in advance BP

@Jeremy Rivera I agree ! I currently have a single family rental on Long Island in a nice area and my taxes there are 12000$ a year ! So 6500 to 7500 a year for three units is not that bad ! Especially if I can find something in the 40k per door range . And the more I look the more it seams possible. Another question ... What about the immediate area around the collage ? I found one there and the numbers seem great.
