@Fred Hixson Thanks for your recommendation for the PM.  I will check them out.  How is your cash flow with your first property?  And what location is it?  I know the residents there will be coming soon.  We sure would love to find a property soon.

I know there is a real need for rentals in Temple, Texas.  I live in Utah, but would love to find someone who has some education of rentals in this area.  Does anybody know of a good property manager in this area?

@Sam R. We are just considering the out of state option at this point.  So we haven't begun any kind of interviewing yet.  There is so much great advice here and I really appreciate your advice.  We are just wanting BP members input on thoughts on out of state properties for newbies.  We know that we want to invest in buy and holds, but we are figuring out all of our options at this point.  We would sure love to get some great cash flow going (like everyone else) and are trying to figure out what options are going to work best for us.

My husband and I are continuing to educate ourselves here on BP and are loving all of the advice from you experts out there. We are excited to pull the trigger soon with our first property.  We are wondering what your thoughts are on purchasing our first property out of state.  It seems like there could be some great cash flow on rentals in the Temple, Texas area.  It appears that the appreciation there is slow though, which is concerning.  We'd love to hear your advice on this.

I'm sorry to hear about your rotten luck. We went through some hard times and also lost just about everything we had. We are still trying to get our feet back on the ground and are looking forward to focusing on REI. I'm glad to know from your experience, not to jump in too quickly and too far. Good luck with your fresh start. I'm hopeful that our fresh start will bring great things ahead.

I'm new also and really can't enough of the podcasts.  They are so informative and I feel like I get something new from each one of them.  I'm curious to know how long you've been educating yourself before you decided to jump in.  I need to get to more meetups and network, but I'm sure feeling ready to jump in also.

My husband and I are in the same area and are newbies also. We attended our first meetup with Utah REIA and it was a great way to get our foot in and meet others who are doing the same in our area. We are trying to attend as many of those as we can. Maybe we will meet you there someday. Let me know what you find successful here in our area as well.

My husband and I are in our 50s and pretty much lost everything in a business partnership.  We are ready to get our feet back on the ground, running, but don't have our whole lives ahead of us like many of you.  We are so excited to get our hands into real estate investing, which we are newbies at.  What niche would you recommend we look into at this time in our lives and in the situation we are in?
