Personally, I think it's a bad idea. I would spend time learning everything you can about real estate. Join networking RE groups and connect with other investors. This is not a sprint, it's a journey. Take your time. Although, you can look into applying for an FHA loan at 3.5% down but that would be dependent on your credit. Buying a house is a big decision in your life, you want to make sure you don't make any bad decisions.

Always interested in connecting with other investors. I purchased my first duplex about a year ago and have learned a lot and open to sharing my experience. DM's are open.

I own a duplex and live in one unit. I want to live in California for a few months out of the year. That makes it difficult for me to self manage.
