@Jerald Alford did you end up buying the burnt property? If so how was its rehab different from a cosmetic flip.

@James Stevens, did you end up rehabbing the property? Do you have any insights about the additional cost break up and any critical learnings you got from taking up that project?

I am seriously considering a burnt property in Denton, TX, with only the kitchen area partially burnt. 

 I will soon share the inspection company details, however, right now I'm still trying to figure out my next plan of action. I looked through the termite report and saw a line that says the following:

Hello All, 

My wife and I closed our first home (house hack project) a few days ago. We went in so excited and while cleaning the place found termite damage in the front and back. I'm attaching pictures. We found large live termites too (see pictures). 

We had got a termite inspection done and the inspector gave us a report stating no prior or current termite infestation. I am surprised as to how a professional termite inspector can miss at least a 1000 termites in the window frame of not just one but 3 bedrooms!! (see pictures).

Now, we purchased the house as an estate sale with an out-of-state owner (hence without a seller's disclosure and in an as-is condition) so the seller is not liable, but an accurate termite inspection report could have helped us negotiate the price with the seller. 

Has anyone faced such a problem? We were planning to move in tomorrow but now have to change all plans. What remedial action can we take towards the loss caused by an incorrect termite report? Is anyone liable here? Any advice/ suggestions are welcome.

Hello BP! I have noticed that there are massive constructions happening in McKinney and Frisco in the Texas DFW area. It seems like significant growth potentials have already been tapped into. With an allocated capital of say 10-30k, I was wondering of exploring creative ways to invest it. Anyone got ideas? Cheers! Milind

 It's great that you found the gems. Any pointers for filtering out the garbage, I am on a few lists too :/

Thanks @Artem Kovalevskiy . I looked there and maybe I'm missing something, but from the looks of it, Texas does not publish the sold price at the county website. All they have is the tax assessor's best guess of the property value.

Anyone know any other way to find the sold price other than sending 50+ properties to my realtor (I don't think he's going to be excited about it)?

Hello all,

Is there a way to find the sold price of properties without having to send it to an agent. Redfin/Zillow/etc don't show it. 

I have a list of around 60 properties that I've analyzed in the past few months and would like to know what they ended up selling for.
