I am confused (which doesn't take much), are not all vehicles required by law to have liability insurance? So I would get an estimate on repairs and demand either the driver (or their parents) or their insurance pay the bill. Is it not that simple?

If it is in multiple areas I would initially lean towards moistre. Is the attic ventilated properly? Is there a bath fan vented into the attic?

Your main concern here is knowing how many times the floors have been sanded in the past, residential application is likely once when installed but if the floors are very old there is a chance they have been sanded down another time. It you are dealing with 3/4 maple my guess would be you are good to sand. I would think you should not be to worried about sanding to low but it is always something to be on your mind.
The stain marks and finish should come out if you are using a 36 grit rough cut. If you intend to stain the floors after staining it should be adequate for blending old stain shadowing.
I recommend minimum 4 coats with poly. 2 seal coats with buffing between and 2 final coats You can use water base as well if you prefer, finishing will dry faster allowing for more coats.
Shawn - Would you just sand with 36 grit or work your way up to finer grit also? Also how much would you take off? Just enough to take out most of the stain marks?

The real issue here is that you did not have a clear scope of work with a written proposal to have that work done. The "handyman friend" may have misunderstood what you were wanting to have done and than maybe not.

I have a low end home we are completely rehabbing. The flooring in the family and dining room is maple that has had nothing done to it for probably 30 years. Basically all the finish has worn off and stain spots. Should I refinish it the "normal" way with sanding, stain and 3 coats of finish? Any low cost ways to make it look decent? It is a long term rental. Thanks!

Every state will be different as to what they require. Here in MN it is the Minnesota Department of Labor nad Industry that handles this.
