I'm actually from MS originally.
I have purchased a few of the BP books and "Rich Dad Poor Dad," but I forgot about "Cash Flow Quadrant". I've heard it mentioned on the podcast many times, so I'll add that to the list.

That's a great idea. If you don't mind me asking, what class will you be considered when you buy a property?
I hadn't thought of this, and I already signed a lease, so I wouldn't be free to buy a property until senior year.

Fortunately, I have a great credit score right now. Also, I have aggressively saved my income since high school, so I have a sizable amount of money in savings for a downpayment. I was looking into FHA loans for a house-hacking property, but I read that you have to have a stable income. Currently, my income is low and inconsistent, so that is why I was looking for ways to get more involved in real estate without buying my own property. If there are ways around the income stability requirement however, I would be interested since I do have a lot saved.

I am a junior at the University of Tennessee studying engineering. I began listening to the BP podcast last summer and just finished reading "The Book on Rental Property Investing". Needless to say, I am extremely hyped right now, and I am starting to plan my real estate future. Right now, I am planning to start my engineering career in 2021 and work for 10 years while saving 60% of my income, investing in rentals when I reach the threshold of a down payment.
Does anyone have suggestions for things I can do before I graduate to better prepare myself for the real estate world? I am going to continue reading books and listening to the podcast, but are there any other things I can do to help prepare myself without actually buying a property? For example, would getting my real estate license be a good use of my time?
