I have a property in the University Dist. under contract with a sell price of 55k, repairs at 35k, and ARV at 125k. Has anyone else here done fix and flips in that area?

Hi Adrian,
Hope you had a great trip to Detroit. My husband and I are real estate investors in a few different areas with Detroit being one of those. We do about 8-10 deals per month there with 3-4 that we are personally involved with. The other deals are good deals but we just don't have the means to add them to our portfolio. Please find a Detroit fixer upper that we have under contract below and feel free to call me should you have any questions. It would be great for a flip or fix and hold.

Repairs 30-35k
ARV 125k
