@Gregory Schwartz it's hard to time the market but you took a big step that most people aren't willing to take. If you make it through this you'll be able to make it through anything.

Hi all,

This is a great thread, learned a lot from everyone involved. I’m looking for rentals and flip opportunities in Chattanooga. It would be great to connect with some local investors to talk about the market. I’m happy to share what I find as well through my virtual research. Please feel free to reach out to me via DM. Thanks!

Hello Bigger Pockets San Diego,

I wanted to say hi and introduce myself to the forum. It's great to get all of your insight on the San Diego market. I'm a little new to the REI game, but have a background that gives me a little leg up. Right now I'm a consultant in the luxury portion of the general construction industry, and will be getting my general contractors license for rehab projects. I also have a little commercial property management experience, and maintenance background. I'm eligible to take the RE Licensing Exam, but I'm still debating whether I want my license. Some investing strategies we are interested in are the following:

1) Wholesaling- Locally and Out-of-State markets

2) Rentals or BRRRR

We would also be interested in flips if the time is right. Anyway, I'd definitely like to connect with investors and experts in the area who are interested in similar techniques. If I can add any value to any experienced investors or new investors I'm happy to help out for free, and learn some tricks of the trade. I'm also willing to JV some deals as well as we've started building a distressed property list and are focusing our marketing plan. I'm looking forward to connecting, and have a great night!

@Elenis Camargo

This is a great post for some of us newbies on here. Thanks for the share!

Post: New to Wholesaling in San Diego- Legal Questions

Hi all,

It's great to be part of the community and I'm looking forward to connecting with like minded individuals. My business partner and I are new to the wholesaling/REI game. I had some questions in regards to wholesaling in San Diego in specific because that's our home market. Some of the questions pertain to the bigger picture. They are as follows:

1) Does anyone know what the legal outlook is on bandit signs in San Diego County? Do you get fined for putting them out? I researched this topic but can't get a clear cut answer.

2) Are there any legal ramifications to posting a "We Buy Houses for Cash" ad on craigslist?

3) Are there any legal ramifications to emailing or texting someone? I'm aware of the CAN-SPAM act.

4) How have you gone about making sure your leads are not on the DNC list?

We are new to this industry and are working to secure our first deal. I just want to make sure we are not setting ourselves up to get sued. Any insight would be greatly appreciated. Thanks all, and have a great day with much success.
