Like @Brie Schmidt, I don't limit the number of properties I show in one day, but I do ask them while we are still in the house if they would consider making an offer on it. "Is this on your maybe list, or do you want to say absolutely no to this property right now?" Not to put pressure on them, but to make them think about it while it is fresh in their heads.

If it is on their maybe list, I ask them to name one defining characteristic of the property. The red walls in the kitchen or the awesome backyard. I write that down on the listing sheet and we go to the next house. If they absolutely don't want to consider it, I ask why and write that down on the listing sheet. So if they bring it up again, I can tell them, "You didn't like that house because it had no backyard, remember?" 

Taking notes while you are in the house makes it easier for them and you to remember later.

@Bryan Bacallao, I would ask the seller why they chose that title company. Perhaps they do have experience with them and know they will do a great job. Maybe their sister's best friend's boyfriend's brother's girlfriend works there, and they promised her they would use her. 

After you have done this in the same area for a while, you get to know who is good and who is not. In my state of CO, the contract has the option to either use the seller's title company (and then gives a blank space for it to be written in) or use the buyer's title company that the buyer pays for. A way around this is to write into the Additional Provisions " Re: (appropriate section of contract) Seller will select XYZ Title Company to provide the title commitment, title policy and closing services. All other provisions of this (appropriate section of contract) remain the same." The buyer is effectively choosing the title company, but the seller still foots the bill.

A new development out of Atlanta this week. An investor has been held liable for the exceptionally poor conditions of his properties, even though they were held by an LLC that was not under his own name.

He argued that since he was not the owner or operator, but simply the manager, that he shouldn't be held responsible for the property conditions.

Seriously, the property has a lot of potential. You mentioned a possible second story. I can't see the neighboring houses. One thing to keep in mind is to not over-improve the property. If the whole neighborhood is single story 3/2, stay the course.

I just got back from visiting a friend at his new house. In the midst of the tour, he showed me his shower, and the LIGHT SWITCH that used to reside in there, but has now been relocated because that is slightly out of code. (Slightly.)
