@Sean OToole nailed it. That's exactly what we do. Take the data from the courthouse or online county records, and then using PRadar to do the rest and complete the list info needed.

radar's info is much more accurate when it comes to foreclosures. Rebo has tax defaults in my area, and that looks mostly accurate from the few I've looked and cross referenced with the county site. Other niche lists however, like evictions, divorce, and probate, are incomplete. For example, I get probate from the courthouse every week, and average about 25-35 names per week. You'll get about maybe 50 total each month uploaded onto Rebo's system, and they also don't provide PR's info. Not very satisfied with the program overall.

Also, think of it as a marathon. Not a one & done mailing. I'm not really concerned with the tax sale date. I plan on tracking everyone that's at least 2 years behind in taxes & mailing them every other month until they either respond to my marketing, pay their taxes & get off my list or eventually go to foreclosure & lose the property.
I have rebo as well but found their information is not very accurate and VERY incomplete. However, I've heard some good things about their tax delinquent info. Do you have any idea if they've updated their tax delinquent data for this year or August yet?

Thanks @Rick H. ! No quitting here. Already mailed out a bunch last night to the PRs at the estate address. If they come back then I'll try something else. How frequent are you suggesting here? I was going to send something every month. And in terms of content, do you mean just change it up a bit and change the packaging of the letters?

Hello everyone, I've been sending letters to inherited properties with USLeadList's list, and as some might know, they only provide the last names so I've been addressing my envelopes as "The Jones Family", etc.
I'm getting ready to send mail out to probate leads now. I have the names of the deceased and the names of the personal representative. However, I only have the address of the deceased person's property. Here are my questions:
1) If I address the letter to the Personal Representative at the deceased person's address, will the mailman deliver it if the PR does not live there?
2) Would it be an OK or equally effective method to just address it as "The **** Family" using the deceased person's last name, instead of addressing it to the PR?

Welcome to BP Julie! I've been a full time kettlebell coach/movement coach out of Bellevue for the past 8 years, and even though I don't do crossfit myself, the gym in Bellevue that I work out of owns a box. You guys might've even competed against them locally.
