Mine is based in Utah but invest in FL, IN, TN, and OK. and I am very impressed with their quality work overall. They do have a solid team in each area and have been doing this more than 15 years (I have been investing thru them for the last 7.5 yrs).

Have you considered a turn key company? I have been investing thru a turn key company and the support I receive as well as the results of the investments far exceeded my expectation. I know each TN is different but mine invest in FL as well and they already have an amazing team set up (realtor, PM, etc.). As a long distance hands off investor, using a turn key company was the best decision I made. If you want to learn more about my TK, feel free to PM. I would be glad to share both pros and cons (they do exist).

It is great that you are thinking about building wealth while you are in school. I did not have that kind of mindset when I was 33!

Have you considered purchasing rentals through turnkey companies? I have been using one for the last 7.5 yrs and my experience has been more than great. Living in Honolulu, Hawaii, investing in real estate is very expensive and competitive, but the turn key company allowed me to be a long distance hands off landlord which is awesome. If you are interested in learning about my TK, feel free to message me. I would be glad to share pros and cons (they do exist) with you.

I am a long distance buy and hold landlord who lives in Honolulu, Hawaii (very difficult market to find cash flowing properties). My solution was to invest in real estate through a reputable and reliable turn key company. I bough 3 thru them and they are all doing great. Totally hands off, no headaches. They even provide coaching and create a game plan for you, if you wish. Please feel free to message me if you want to learn more about them. They invest in IN, TN, FL, and OK.

Hi YuYing,

I am from Honolulu, Hawaii and I agree, Hawaii is very expensive (both price and HOA) and Oahu is not a cashflow market (unless you buy a leasehold with long land lease). Many people I know who invest here are doing either flips or BRRR (or short term rental, if you are willing to do the work or hire someone). You may want to start talking to agents and see they can find something in that range. I would recommend Loren Graham at Graham Properties is very familiar with leasehold properties. He is also very knowledgable with investment properties here on Oahu as well.

I tried looking up IRA insurance.  Of course Google or anywhere thinks I'm talking about  an IRA.

Is IRA their full name? 

Sorry, I must have been spaced out. It is actually RLI, not IRA. lol. I believe they do have a limit of investment properties you can own.

I have been using a turn key provider for the last 7.5 years and I am more than happy with the service I received from them as well as the results. My first house did so well that I was able to buy 2 more using the equity I cashed out + cash flow I saved from the first property (I did pay some out of pocket, but not much). My TK uses a very unique model and charge a very little fee (no fee unless/until you buy. They create a long term game plan for you and you can request as many phone/zoom meetings as you like with your account manager) and that is why I love my TK company. Just like NY metro, in Honolulu, Hawaii where I live, the median SFH is more than $1M (crazy!) and the rents are too low. That makes buying a rental here nearly impossible.
