I lightly stage, semi sheer drapes in the front room & dining room, air mattresses all dressed up in the bedrooms, fake plants/trees. Nice stuff in the kitchen, a small 3 seat kitchen table, love seat w/ coffee table & side table & lamps. It makes such a difference. Oh, and have music playing softly 24/7. They always remember "the house with the music."

I've done pre hung 6 panel doors on my last 3 flips. They look amazing, it's fast, every is happy! Frames from the 50s, nope, they don't compare for the most part.

If no one steps up, I highly recommend using HomeAdvisor.com to search for a contractor, or whoever you need. I interviewed 6 contractors off there, and found my guy! We've done 4 so far, with more to come!

I just got caught in that trap last year, for the first time. However, I'm glad I had the house, since finding another one has been a challenge! It finally sold in late April (snafu with 1st buyer who backed out, grrrrr), and I wound up holding it for 7 months. I'm cash, so I'm not in the same boat as you are, but still... You might not be able to find another one in your next "window of opportunity."

I agree with J Scott. I haven't seen how it would be beneficial to me to split the equity. The contractor needs draws to keep working, keep his subs paid, etc... So if I'm paying that against the future sale of the house, what's the difference of having a contract to hire him normally? He'll need draws to stay working on the house, right? Not squeeze it between "paying jobs." I still haven't wrapped my brain around this one.
Either way, please be sure to have a detailed contract, with draw dates. Keep everyone happy with good records.

I'll advise you to use homeadvisor. I interviewed 6 contractors before I found the one who clicked with us, and he's our guy. I've done 4 flips so far, with more in our future. 2 of those 4 were recommendations who didn't pan out.
