I am a realtor and I plan on buying at least my first investment property this year. I have done some wholesaling in the past and I have some experience marketing for leads. I am now operating on a budget and would like to know from more experienced investors; is it better to go deeper when marketing or wider? I am trying to decide between: Sending direct mail to a smaller group 5x (Deeper) OR Sending direct mail to a slightly larger group 3x (Wider) All feedback is sincerely appreciated!

If you’re targeting 2-4 unit MFR, I’d stick with yellow letters. Anything more I’d go professional letter.
You found 3 duplexes in Rockville for $230k? That’s a ridiculous price! No need to evaluate any longer. But that asap. If not I’ll buy it and give you a wholesale fee.

I’m assuming that time is of the essence here. So trying to build a track record doesn’t seem realistic. Finding the deal is valuable. I’d try to cover whatever initial costs you can but either way it’s all about how you negotiate the deal. Don’t be greedy, present it professionally and negotiate.

Does anyone have expertise or any advice on marketing to owners of inherited home? I am not sure what the process is for someone who inherits a home and when they can sell. For example, when after the case filing would they be able to sell? Any advice will help! Thanks.

Direct mail campaign, auctions, Craigslist, pocket listings from brokers. If your just looking for a deal here and there then MLS and Craigslist is your best bet. If you’re looking to turn it into a business I’d read “Finding & Funding Real Estate Deals” in the bigger pockets library. I’m about done with it. It’s great for someone just starting out.

I would have to agree with @Matthew Paul. Baltimore City is not a place you want to invest in long distance. Like @James A. said, it is by the blocks but even blocks where property values are good, the threat of having all of your shiny new appliances robbed mid flip is still there. I hate to make Baltimore sound so dangerous, but I personally wouldn't risk a long distance flip without thoroughly vetting the deal and the neighborhood.

I am a new Wholesaler and I have found that when telling the cash buyer your assignment fee, they try to use it as a negotiating point. Often times cash buyers aren’t as hard pressed as us wholesalers to close deals. Don’t tell him your assignment fee. If it’s a good deal and he wants it, he’ll take it.
