The PA state contract says a seller is entitled to receive the report upon request. If that buyer backs out, the seller would then disclose that report to the next buyer. Otherwise you would have to write everything in that inspection report into the seller's disclosure. I'm not sure how you could protect that report from getting to a third party by law, at least in PA.

If you have the time, and the knowledge, I say go for it. The worst that can happen is you have all the materials and have to call in someone else to finish the job.

Without a doubt you can find properties on the MLS that can be flipped. However, once you gain more experience you will find more places to buy - auction, sheriff sale, etc. I would bet most everyone starts by sourcing properties in the MLS.

Unfortunately that's too easy. You would still have a mortgage in your name, due on sale clause aside. So even if you deeded 123 Main to your partner, you would still be the mortgagor of 123 Main and would never get past Fannie/Freddie limits of 4 mortgages.

I use rentpayment.com - not the best interface, and it's not free, but it has worked perfectly. We have 100% of tenants using this system and do not collect a single check.

You won't get many properties in a competitive market with that outlook. 

Recently sold 2 HUD properties. Asking price $75,000, accepted offer $98,000. Another asking price $50,000, accepted offer $65,000.

Homepath loans don't exist any more. 

Don't spend time "educating" a Realtor. Find another one. If I received that email message from you, I'd throw it in the garbage can and laugh at you. Just being honest.
