@Craig Bellot That's awesome Craig, congrats on the 6 unit. Im very interested in starting off house hacking in Bridgeport to start off. Get some landlord experience while working wholesales on the side till I can step into rehabs. Thanks for the info, would love to connect with you!

I just read this whole thread and as a newbie myself, this has done wonders and really puts things into perspective for me. It looks like you are on the right track. I have always been told, consistent massive action will bring you the success you are looking for. One thing I really took from this is the emphasis you put into networking and attending meetups. This is something I will have to take more seriously. I am excited to see how this rehab turns out! 

One question, curious as to why you would not wholesale this property in order to ramp up marketing dollars to increase the leads coming in. I get where you are coming from for a rehab and commend you tremendously, but I could see how a quick 5-10k from one wholesale could quickly turn into 50 or more which could be used for other funding like rehabs.

Personally, I think having investors set up first will make your life easier in the end. Once you have a potential deal, even before the contract gets signed, you could already have an investor in mind that would LOVE the property. From there it's one phone call away from a quick check. On the other hand, some people say if you have a true deal, the investors will come..which is true. To each his own, but I like to have my list of investors to market to before I have my deal.

Awesome start Chris! Gathering a solid crew of investors will be a great pipeline for your business. Now to gather sellers to connect to them is another challenge! 

Bandit signs are a great, and cheap, way to generate leads. By putting them out on a Friday and picking them up on Sunday, it will avoid city workers from taking them down. 

You could also put out flyers at your local home depot, lowes, hardware stores etc. Give out business cards and put them up on local grocery stores, laundromats, barbers, etc. Post up craigslist ads on a consistent basis. Speak with contractors, other wholesalers, agents, call FSBO and For Rent Signs. Marketing!

Get your message out there! Speak with everyone, shake some hands and let them know what you do and that you pay a cash referral fee for a closed deal! 

If you have a little more money to spend, direct mail seems to be a go-to. Pull a list and create a marketing campaign to directly target the areas you want to focus on.

Whats going on guys?? Just want to shout out my CT people for holding it down. I am fairly new to the area of Bridgeport as I just moved a few months ago from Guilford. I am eager to get my REI career started and I just figured I would drop a intro in our very own CT sub.

I have not started my investing career yet but I am currently building a buyers list, setting up my attorney with contracts, and getting my marketing campaign in check. The leap will be soon! I am looking to wholesale properties to start in order to gain some capital for rehab and flips. Eventually start acquiring rentals as well.
