@Carlos QueridoWell, most cases that will not happen. A savvy investor will not care where the deal is coming from. If you are bringing them a deal, and their numbers work, it would be smart on them to not go behind your back because you are going to be bringing them more deals. Why would they want to ruin their reputation by doing so, especially if more deals are coming their way, its in their best interest. Also, you would have the property under contract before you market to your buyers to really prevent this from happening, so you would legally be allowed to sue them for doing so. 

Nevertheless, do not worry about little road bumps that try and stop you along your way. Just start doing things and as different situations arise, then figure out a solution. Remember, take the action then learn the lesson.

@Rakan AbuzahraYou sound like a very hard working agent that would go extra lengths for his clients and partners. Great quality to have on an investing team. 

Agents are valuable to wholesalers by providing comps, by them having access to you for the MLS, running recent sales in the area, rent rates, make offers on properties, networking, etc.

In return, a wholesaler provides leads to you of people do not want to sell right away, or are looking for an agent to sell the traditional way. Creating a win-win for all parties at hand. 

To me a true wholesaler provides solutions that almost always create a win-win solution for everyone involved and having everyone with a smile on their face at the end of the day.

Glad to see more CT investors. Looks like you have a great start and a nice vision of how you want to start your investing journey. Although I do understand the live-in flip, IMO house-hacking and BRRRR would give you cash flow and after some refinancing, you could pull out money for further investments. Which ever way you are leaning towards, never stop! Take consistent massive action and you will see results. Stanley, your in the business to make money. You have every right to let the seller know that you will do everything you can to pay them the highest price possible while squeaking out a small profit for yourself. You operate a business and to stay above water you need to make money as well. There is no shame in telling the seller this and it only adds to the level of trust and rapport that you build with them. You are being more transparent by letting them know. 

I don't see why you would give your seller part of your profit. They are getting out of a distressed situation by offing the property quickly in a hassle free way. You are the one that puts deals together in a win-win-win fashion for all parties. No reason to give the seller a part of your profit.
