Hola Adriano. I have also made the move from being a US investor to living in Spain. I am looking at similar strategies (as I'm limited by the cash I have available). There are houses that can be lived in and fixed up, or turned into multi-unit spaces (such as terraced houses with converted 'stables' at the back) for living in and earning income at the same time. There are also some unique medium term rental strategies that can be implemented in bigger cities throughout the country. I'm currently based in Logrono where prices are much more affordable but am also looking in the Valencia region. Happy to connect and share intel, and best of luck with your investing.

@Montse C. you are correct. I didn't mean to imply that the numbers don't matter. My spreadsheet is always the key deciding factor. It was more that some people have hard rules about how much return is acceptable and are focused solely on numbers, tax rates etc.  Whereas for me (at this stage of my investing career and my personal life) if a project is profitable and supports my ability to live somewhere with better cost of living and quality of life, the balance between the two can be just as valuable. 

For example, I think when people look at rental rates in Spain they consider regular annual rentals and Airbnb-style rentals which are two ends of a spectrum and have their respective drawbacks (changing legislation, etc). However, there are types of tenants (similar to travel nurses in the US) which can be tapped into providing a consistent level of higher rents.

@Montse C. well put. Everyone has different reasons and criteria for investing. I've relocated to Spain and am very excited about rehab projects and a rental portfolio. There are some unique market opportunities to be tapped into. People need to remember that not everyone is filling in a spreadsheet with the most stringent numbers, there are lifestyle advantages to be considered as well.

@Mike Lambert thanks for reminding us that when you pay tax, it means you've made a profit. I think there are other interesting options to research such as setting up a company in another European country that might offer low taxes (Estonia comes to mind). I'm living and investing in northern Spain and there are plenty of flip deals that work for me even with taxes. My goal is simply to make enough to show that my business makes money so I can continue enjoying living here.

First step accomplished... connect with people and start learning. Someone will do the obligatory post with all the links etc, but I started with the podcast. Listen to episodes that catch your interest and get a feel for a few of the different strategies. Then think about your financial resources and comfort level with risk and that will help you narrow down an approach. Starting close to home is always easier, IMHO.

@Maria Murphy usually when we ask ourselves if it is too good to be true... it is. I've got some bad flips under my belt for not being smarter about that. I'm heading to Spain this month, to live and do some renovation projects. I'm happy to connect and share local info.
