How do property managers prioritize their workload? For example, if they had 2 clients with 1 building each and got a maintenance call from tenants from both buildings at the same time, whose do they address first? Thanks!!

Hi,

My husband @Kevin Kovalsky and I have recently purchased a few multi-families and as tenants move out we are updating the units in a somewhat standard way (i.e. same paint color, same floors).  We like to show the place and secure renters before the units are finished but the unfinished units don't show well.  So, I'd like to use photos from a finished unit to put together a flyer that helps the potential tenants envision the finished product.  Has anyone done this successfully? If so, do you mind sharing your template? Any recommendation for 3rd party printers?  Recommendations for verbiage so as to not do false advertising?

Hi, My husband @Kevin Kovalsky and I own multi-families in downtown Manchester, NH. It is not the best area and We keep property management within the family and sometimes I get concerned for our safety. Does anyone have any tips they could share, lessons learned or links to best practices when showing apartments, collecting rent,and for just being there taking care of maintenance issues, working on projects (inside or out), etc.? Hi Everyone, 

My husband @Kevin Kovalsky and I received a call from a motivated seller looking to get out of his house quickly so I think this could be potential for our first flip. However we are not familiar with the local area so we wanted to get in touch with a local realtor but not too sure what questions to ask. Our end goal is to determine the ARV and the time it would take to sell once we are finished with the rehab. Do you have any advice as to specific questions to ask the realtor?

Thank you @Josh Caldwell very much for sharing and your input!  That's really cool that you have a company that donates to charity.  I'd love to do something like that someday (hopefully sooner rather than later).

@Chris Martin thanks for the links! They bring up some points that I had not thought about, especially in regards to lending. But I'm less concerned about naming an LLC and more concerned about naming our dba. And I could have the terminology mixed up but I would just like a name to call our 'brand' if you will. I'm still stumped but these posts have definitely opened my eyes to a few new ideas. Thanks again!

@Keith Belzner - I love the idea of naming a company after your kids and the reason for it.  I would totally do that but I don't have kids yet.  

@Jedd Braunwarth - thanks for sharing!  I really like your 'out there' one.  Great idea.  Your logos are great as well.  Did you do those yourself or did you have someone come up with them for you?  If I ever figure out a name, a logo will be the next step!

@Ian M. - I really like that name.  Totally makes sense.  I think I'd like to do something similar to that.  Thanks for sharing!

Hi @Matt Lefebvre!

It was great meeting you at the last NHREIA meeting.  How did you do on your realtor test?  I put this post out here a few weeks ago and ready to dive back in to start my analysis.  But before I do so, I was thinking perhaps you might have access to market analysis through your internship at Keller Williams.  If so, is there anything you can share?  In particular I'm looking at Manchester and more specifically, downtown (the tree streets to be even more specific).  Thanks Matt!
