Thank you @Brandon Turner! I bought the E-Myth Revisted right before I went on vacation last week and was able to get through a good chunk of it on the travel days. I also went to my first REIA meeting recently. I only knew they existed from your podcasts. Thanks again for all the wonderful information you and the BP team provide. -Monica

I learned about Bigger Pockets a few months ago and have been listen to the podcasts daily. I've started at #1 and currently at about #30. Almost every episodes refers the the book E-Myth. I went to purchase the book last night through Amazon and so many different versions popped up. I also went to some show notes and clicked the E-Myth link which took me to E-Myth Revisited. Is the book actually called E-Myth Revisited and everyone just refers to it as E-Myth or is there just a E-Myth book that was written before E-Myth Revisited that I should start with? I'd like to known, which E-Myth book should I start with? Thanks!

@Larry Fried Thanks for the tips! I have set up some keyword alerts (Manchester, NH, and Multi-Family) but haven't seen much activity on them so I probably did something wrong. I'll check out the tutorial! And yes, I've downloaded and began reading the Ultimate Beginners Guide. I've also listened to that podcast. This is all really great stuff.

Hi all,
I've started investing (buy and hold) in Manchester, NH with multi-family units in a low income area. I would like to continue doing so but first want to do some due diligence on the market. I've never done any sort of market analysis or know where to go to find job growth/population data. If anyone could offer some guidance on how to do the analysis or where to look for data, it would be very much appreciated!

Hi everyone,
My name is Monica and I'm from Amherst, NH. I currently work full-time in the finance department at a local university and enjoy spending time with my family and being active and outdoors (running, snowboarding, hiking). I joined bigger pockets just a few weeks ago and have been listening to (and loving!) the podcasts! My husband and I currently have two multi-family (3 units each) in Manchester, NH and are in the process of purchasing our third. We would like to continue investing in real estate with the buy and hold strategy. We have lots to learn but I am looking forward to exploring more of what Bigger Pockets has to offer!

Michael - thanks to you too for your input! I have considered those other factors as well. Although I certainly still consider myself a beginner I do have 2 other similar properties in the same area. The first one was a fantastic deal that I don't think I will find again, at least not anytime soon. The second was probably not a great deal but the first one went so well I was excited to jump at another without much analysis (my mistake for sure). So I really want to be smart about this one and have done a bunch of analysis but just not sure how the number stack up to other good deals and I don't think either of my prior two purchases are appropriate for comparison as they are on two ends of the spectrum. James - thanks for your input! Although I thought the answer was likely going to be "it's all relative" I guess I was hoping for something more concrete but that makes sense. Comparing to stock market returns helps put it into perspective. I would think it must be x% more than stock market returns for people to want to invest in real estate versus stocks due to the extra work and risk. I understand that is something I need to figure out for myself as I'm sure it varies person to person but just wondering what other people use. Thanks again! -Monica

Hi everyone,
I'm on the fence about purchasing an investment property and hoping I could get some advice. It's a 3 Unit (2x 3 BR, 1x 4 BR) Multi-Family listed for $185k (2970 sf). I used J Scott's analysis spreadsheet and came up with a Cash ROI of 11.9% and ~$6400 annual cashflow but I'm not sure if that is good. How do investors determine what ROI is worth the investment?
I appreciate any feedback.
