When you're looking to invest in a property, what are your goals? When you clearly define your goals as an investor and then set an action plan, it should be a lot easier to finally pull the trigger. At that point, all you will need to do is make sure the numbers align with your plan.

Cleveland is a great market for various reasons and is one of the hottest for investors to want to be in.

I'm actually able to offer 15% down if it's for a single family home investment property with minimum 620 fico. The biggest issue I could see you coming across however is passing qm due to a low loan amount causing it to be a high cost loan.

If you were to do typical investment financing with 25% down at 120k while keeping the 3 units at $500 a month it will still cash flow pretty well for you (roughly $600 a month depending on the rate you choose to go with). Seems like a pretty good deal.
