Hey Wesley,

There’s a lot more information here that needs to be provided.. What are your goals as a real estate investor? Will you have the capital to be able to do a complete rehab and flip? How long do you plan on living in the residence? Have you already secured financing?

If you already have financing secured and will have ample funds, purchasing a property that you can put some work into to increase the arv while house hacking would be pretty ideal. This way you could set yourself up for a cash out refi later.

If you don’t have time for the labor, I would look for something more turnkey.

Hey Julian,

Looking for 1.2 or greater is a safe bet for investment purposes. For 1-4 unit properties DSCR can be a little more flexible largely depending on credit and assets. The ratio can range from .85-1.15. Some cases may not require any ratio at all if your FICO is high enough.

Having 1.5m in verifiable assets will help for qualification as you will typically need 6-12 months of reserves.

The county will typically have a website where you can find the taxes that were paid for said property in the prior years.

Hey Andre,

Cash needs to be seasoned and sourced. To Charles' point, it is better to start entering your tips and declaring it as income as it should allow the approval process to go a little smoother.
