He patched concrete on the old steps, that will not work. He should of took out the old concrete steps and poured a brand new set of steps

You do not need any seminars or boot camps or gurus. If you just take the plunge and do it and start your business. You have enough info on Bp that is worth more than any guru. I always tell newbies just do it and you ll never loose out, and partner up with experienced investors, and 50% of some thing is better than 50% of nothing

Thanks steve I got it from the county court house, ask them they do have a list of tax delinquents

Sent a mailer last Friday, calls started coming in today. I mailed 1,000 letters to tax delinquents, and I got 11 calls, only one phone call was a complainer. Booked 3 appointments and a lot of other promising ones. One caller said she has a vacant lot has about $5,000 in liens on it and she said I just want it off my hands it's been a headache and just take it away from me please. Now this lot is worth about 35-49k as isIt's a great start since I haven't done a mailer in a while . My advice to every starting out just the mailer out
I always felt for rent sign is always asking thiefs to come and rob me I am vacant

Your contractor bid came in at 30-35k and that's for a finished basement and complete rehab? That seems pretty low But as far as the numbers and the comps I agree with you mid 200s to 280s is a good comp, it only depends how high end you make it. I did many rehabs and wholesales in the pennsport area and I love it

Just ignore it and laugh at the situation, shows you some people are really miserable. And tell him thank you for saying no you don't want to sell cause now you are closer to a yea, it's a numbers game

He is the owner get him to call or sign a authorization to release info to you and give it to the bank and call them cause if he still owns it, trust me this will be a home run deal. It happen to me before and the owner said the city took it away and I said nope you still own it, hopefully that will happened to you

Doug if you were to get into low income the only way is to do it through section 8 housing. I own 5 houses that I rent to section 8 tenants and they are averaging around $900-$1,000 a month. I love it and I would only rent out this way. 80-90% of the monthly rent is paid by section 8 and the rest the tenant pays depending in their financial situation.
