Thank you for the advice 

I have a SFH for rent . A young couple are interested. Their income in 3x monthly rent . This background check was ok except that they have several bills in collection (medical, cell phone companies) as recent as 6 mo ago. I have not spoken to their previous land lord yet. Do you consider the collection a red flag if their landlord verify that they pay rent on time? would you not offer them a lease contract based on that ? Thx

I went through several threads related to carpet in rentals and would like to ask this question.

I have a 1300 sf SFH I am renovating to rent

Downstairs I am putting Vinyl planks

Upstairs there are 3 bedrooms I am thinking about carpeting 

I looked at HD and Lowes for carpet

my questions are 

should I put a 16oz carpet or a 25 oz carpet given the difference in price is around $150?

would a higher oz carpet last longer and hence justify the little extra cost? or are they both going to wear off and have to be replaced at the same time any way?

Is lighter or darker colors better for rentals ?

what other pearls do the experienced landlords here suggest?

Few questions for the landlords in here

if a prospective tenant wants o see the property, do you show them then screen or do you screen and if all is OK then show the property ?

Also what do you guys do then there is 3-4 unrelated adults that want to rent the property, do you charge extra for lets say more than 2 adults? are kids better than adults as far as wear and tear and property abuse or the other way around ?

I have Laminate downstairs and carpet upstairs. Now when you guys talking about the cheapest carpet are you referring to 16 oz or less ? I looked t HD/lowes and the difference for 650 sf of carpet between 16 oz and 28 oz is about $150-160. is that worth it to put a 28 oz carpets? is it going to last longer. mine is a SFH

So I have been investing in SFH as buy and hold and have 4 so far. I came across a duplex that I might be interested in. it is 3 bed 2 bath with a garage on each side with separate utilities/ water. my question is what are the pros / cons of duplex vs SFH. I am thinking of this duplex as 2 SFH since everything is separate. That is if I get it for the right price (the price of 2 SFH)

out of state investing could be challenging since you have to find the right people and have a team on the ground. You have to be careful since there are a lot of scammers out there. Not trying to put sticks in your wheels just be careful and do your due diligence. In my area (Cincinnati OH) $20-30k houses are better suited for rental and not flip. These properties are becoming harder to find. I just got a house for $24k needs $15k to fix and rent. It took me a while to find. It is easier to find the cheaper properties in D areas but unless you are local and know your market I would not tecommend that

you should check with an accountant for the best entity for your situation. I started with LLC. Now I am changing to an S corporation since I am adding my wife as a co owner and paying my parents for managing rehabs. my accountant advised that an S corp will be the best for this kind of arrangement to minimize taxes and pay my parents a W2 salary.
