If the pickings are slim online, then boots on the ground may be your best approach, especially if you are not opposed to doing a little fixing first.

If you are only looking in a 15 min radius, start walking, running, biking, or driving down every street in this range over the next few days, and take note of places that look undermanaged or empty, and do the research to find the owners and see if they would be interested in selling.

Takes some smooth talking, and very quick relationship building, but it works sometimes.

Just make sure you present the eviction in writing so your stance can not be skewed. Only bring a lawyer in if she tries to take it to that point.

So as I was reading your post, my eyes slowly started to glaze over, as I realized I know nothing about company structure and asset protection—comparatively.

I would love to read more on this information you shared, but I do not want to get tripped up by weeding through false information, because as you stated, even attorney's may not know this. So if this is the case, how trustworthy is my google search going to be?

Do you have any resources you can point me towards so I may be able to study and learn more?

From the sound of it, he is already on the out, and what is really important here? Life, saftey, or not rocking the boat.

The Landlord probably already knows that he is illegally renting out space, but as long as he continues to find people who put up with it, and kicks out those who complain, he never has to do anything.

Someone needs to step up and say something.

Should probably start looking for a new place to stay either way.

Number 9 seems like the best option. Slowly start narrowing down your options based upon what is important to you. Is it: Money, free time, family time, REI, helping others.

As you figure out what your drive is, then you can better pursue a direction that offers more fulfillment.

Zoning, permits, and licensed work may be required to ensure that it is a "legal" rental.

Check local laws and regulations.

The main reason is the owners don't want to deal with negotiations. "I am only the PM, let me speak with the owner." This way you get out of having to negotiate.

This happens a lot when someone is giving you a sob story, or is wanting to bring a pet in, but they are not allowed.

In this instance though, you are not going to take them anyways, so is it better to leave the situation without a brutal back and forth with you denying them, or to tell a white lie, and send them on their way?

Well, why not both? The greatest advise that I ever received was continue to reach for my goals, but take anything that I come across along the way. I may be looking for MF complexes, but if in my search, I find a flipper, why not!?! Or at least wholesale it.

Keep both options open, and as you go along looking for your next investment oppurtunity, let timing help find the answer.
