I am an agent in the UPstate who works mostly with investors. I also run a focus group where we vet opportunities. Just like anywhere, it's very important here to distinguish your market and use correct comps to buy. Location! Big plus to have contracting skills. My contractor clients are doing the best right now.

I’ve never called myself a “deal killer”, but according to your definition, I guess I am. As an agent who has worked almost exclusively with investors for years, I almost automatically take the approach of saying “no” first. If you start with “no”, then you have to prove your “yes”. That process makes everyone dig deeper.

I personally require the borrower to have significant "skin in the game". I will only loan on properties that if I have to foreclose the loan, I would be happy with the property.

I don't think he is saying that a contract for deed is the ONLY way to obtain legal interest, it's just a A way. The bottom line here is that the State of South Carolina has decided that if someone wishes to advertise or market a property that they have no LEGAL interest in, he has to be a licensed RE agent. AND that agent has to have a written agreement with the legal owner to market the property for an agreed upon price. An agent here was recently censured and fined for selling a house that he had rehabbed but did not own. He had an agreement with the seller to buy, but not close until after rehab. He did not have a listing agreement with the owner. Nobody got 'cheated', everyone was happy with the transaction, but after the fact, he was reported and fined and faced other penalties. Mr. Pickren is on the RE Commission. If someone decides to turn in an investor, and it's easy to do that, he is one of the 9 people you will be in front of.

I am a residential agent however, my daughter is the RE Dev Mgr for a large C-store company here. She looks at a lot of properties and many of them don't work for her employer. Also we both just 'bump into' things while searching.
Also, she is in the Masters of RE DEV program at Clemson. So that's a lot of exposure as well.
