Hi all,
Can someone please let me know if there is an income limit on taking the depreciation expense deduction for rental property? I was told by my accountant that deduction cannot be taken if the income exceeds $150K.

My daughter goes to Penn, and the amount of rent for a one bedroom is almost as high as in the Bay Area. Do you know is there an area that I should watch out for, like anything beyond 43rd street is not ideal (outside of Penn patrol)?

Hello all,
May I also share my experience here regarding my duplex of a 3BD/1BA unit in Milpitas, CA as I am in a similar situation here. My duplex has 2 units: 2BD/1BA and 3BD/1 BA, and the 2BD/1 BA was rented out rather quickly during the pandemic. Both units have been updated and completely renovated inside out with new appliances/window coverings. My 3BD/1BA had a lot of foot traffic once I have decreased my rent to $3100 however, not many qualified applicant. The major complains were the unit only has 1BA and the yard was in an under-maintenance condition. I recently took it off the listing and updated the yard hope to get more qualified tenants when I relist it. Also, updating the yard is a less expensive option than to build another bathroom.
I would love to hear any suggestion you may have on how to make my re-listing more attractive to the potential tenants. The market rate for a 3 BED/2 BATHS in Milpitas is at least $3400-$3600, and I am thinking of re-listing either at $2,950 or $3,000.
Would love to know your thought on this.

Thanks all for the ADU information. I have just purchased a Duplex in Milpitas, and it has a big backyard in one of the bigger units. I am thinking of building an ADU in the near future. Any information you can provide on constructing an ADU would be greatly appreciated (i.e., cost, rental rules and etc)
