Hello All, My partner and I are interested in hearing from a few experienced realtors with regards to a niche to the real estate market. Our concept is specifically focused on ADUs in the Austin area and we need to learn from realtors for future assistance with MLS buy/sell listings, land acquisitions and sales support for tiny and small houses. We want to connect to the right individuals who focus on territory in Austin near the Domain. Interested candidates may come to see the Proof Of Concept to learn more and or to brainstorm. We are thinking the commissions will be 4,000-$6,000 per sale based upon a $50,000 sales price and or $70,000 for complete development services. We are looking for ideas and making new passionate people involved with small house solutions. Do you know if a realtor would be interested in selling micro houses if the volume is higher than traditional houses and the commissions are good? Finally the day has come that our product is on tv. Now that our proof of concept is nearly complete and Austin is getting exposure, the million dollar question... How to make money? You see, I have been dabbling in a hobby of "small houses", consultations and tours for over two years. Bought a small house in (2014), got approval from the City Of Austin to place it on my lot (2016) and now in the process of hooking the house to utilities that will serve as an (ADU), employee quarters or vacation house for visitors. The Buy A Small House website was created to help others learn how to accomplish this tough task of living small while staying legal. That is very good information to consider with this type of investment. After speaking to the city, it is legal to use a secondary dwelling on the property for employees or as a vacation house. This lot with a secondary would not be eligible for STR. I appreciate your detailed information and time to took to share your experience Alex G.

If you own land close by you are probably aware of the rapid increases in land values based on a strong economy and the proximity to the Domain (the new Downtown) just 2 miles away. This large lot is indeed Travis county with great schools, most were built in the 1980's in need of some updating.

Hello. Hello. Hello. I have been grinding away with the small house niche for 30 months. BuyASmallHouse Dot Com & Buy A Small Home Dot Com is the online business model. The COA planning department gave me approval this morning to place a backyard house that is 12'x47'. I am looking for an investor or more ideas. I have a small house down the street that has served as a display but now i need to make decisions on how to execute to finalize the proof of concept. I am open to a working partner but prefer a silent investor that will get paid a percentage of all small houses sales and the overnight (try before you buy) stay income. I own the residence that has a 1482' house on a .83 acre lot. Investment possibilities are: buy the residential lot with a renter in the back (me) at $800 for 2 years or buy the small house in the back as a rental invest in my small house business model and receive income from renters and guests who buy or stay in a small house. Open to any ideas. Anxious to move forward.

I am interested in talking with someone who has experience, knowledge or ideas on an unique situation. I currently own a 1,500' house in a great area of Austin that land values are skyrocketing. The particular lot is .83 acres and has become quite a chore as well as expensive to maintain the property. I am now ready to sell. I bought the property to be able to place a small house in the back after the local ADU laws were modified yet can't afford to complete the dream. I am torn because I am so passionate about the small house idea and really want to stay in the same neighborhood but how does one sell a house and move into the same back yard as part of the agreement? I already own a small house so it would save a ton. Have you ever heard of a house being sold with a separate renter on the property? Is it possible to allow permission to divide land with a fence or a specified rental term in an agreement to be accomplished after the sale of a house? Is this even a good idea at all?
