Looking for additional sources of funds and am applying for personal and business lines of credit.  What are the companies & products that you have had good or bad experiences with?  On the business side, looking for a company that lends to real estate businesses, a lot of them are hesitant to underwrite RE businesses.

@Albert Bui Thanks for the heads up I am gaining traction with similar lenders now.  If you don't mind what have the rates been like on these type of products?  Between 4.5 - 5.5, or higher?

Good Afternoon BP'ers,  2 Questions:

Has anyone worked with a lender in the past they would recommend who offers a cash-out refi on 2-4 unit property at 75-80% LTV? I am finding most lenders conform to 70% LTV on cash-out refi of 2-4 units.

Also who have you used to finance or refinance 2-4 unit multifamily in an LLC?

Is in-filling a pool less expensive than restoring the pool, or is there another reason for it?  Does it have something to do with lot coverage compliance for an addition?

Hi Landlords,  Need a fridge and some window A/C's fast.  The most important thing to me are, in this order: next day delivery & haul away of the old appliances, install of appliances, extended 5+ year warranty offered by the retailer that is actually worth the money, remote ordering (i.e. I don't want to have to physically go there to pick out & check out).  At this time I am not concerned with saving a few bucks for a used appliance.  Other than Home Despot, HH Gregg, etc., has anyone had any success with online retailers or other avenues for appliances?

Did not go that route, but I had two posts about it with more info.  I did find a few good operators / property managers through these posts.  I believe a google search yielded the largest management players and a few conversations with them gave me a good idea of how everything worked, though things are hazy now as it's been over a year.  You are much closer to put boots on the ground so you could arrange to go visit with the managers also.

@Chris Carollo It needs repairs.  I should have been more specific what I really need is like a renovation to refinance loan.
