Hey,

Im a foreign investor who is looking to get more local knowledge about the great city of Indianapolis. I am hoping to find some people I can ask questions about. I am especially interested in finding out where the class A and B neighborhoods are, and to find out what the local demographic prefers in terms of units to rent. 

I am interested in good cashflow, to balance/hedge my other investments. 

I am also looking for contacts in property management, law, renovation and buyers agents.

thank you all for all the input. The tenant was informed that such behavior is unacceptable. A written warning was issued saying that if weed smoking occurs on the property in the future, the police will be involved and the contract will be terminated. The twnant appologized, but left me with the impression that he didnt give a damn. Hope my feeling about his response is wrong. I also contacted his family about the issue. 

The relationship between the tenants seems to be unharmed as he understood why she filed a complaint.

Scenario:

PS. This took place in Norway, not in USA. Norwegian laws are not accepting weed as legal. Weed is also not socially accepted by most people.

Apartment is a 2 bedroom flat, where both bedrooms are rented out separately to students.

Both tenants are new. One a 22 year old woman, and a 18 year old gay man.

The 18 year old man was 17 when the contract started, and his mother co-signed as a guardian.

Both tenants are polite and up until now they seem to get on well.

1 month into their contract you get a complaint from the 22 year old that the 18 year old's room smell of weed. Also a joint-bud was left in her room while she was out of the house.

It is unclear if the man was granted access to the woman's room, but the contract prohibits smoking in the house, regardless.

How would you handle the situation? Would you contact the parents? Would you give a warning or terminate the contract that has a 3 month notice? Would you contact the police?

Hey sach! Im 99% sure that private lending is illegal in Dubai. So if you want to be creative, you need to look outside the UAE. Do NOT let this stop you from pursuing your goal. This is a challenge for you to overcome and yourfuture success will be even sweeter because of it. 

Perhaps the logical step for you to take is to find private lending outside the uae, and use that as downpayment and secure a mortgage through traditional lending. I think that is how i would approach investing in uae.

To answer your original question, i believe that you should save now while you learn as much as you can about investing, most importantly you need to learn how to separate a great deal from an average deal, and an average deal from a bad one. Your long term success depends on it

not exactly sure. Never gone to the US from here. My bet is aprox 10 hours but that is just a guess. If you could make it that would be so awesome i would possibly faint

Wednesday evening I am organizing another get together for the fans of real estate in the Dubai, Abu Dhabi, UAE region. The meeting will be fun and hopefully many of you can make it. The purpose of the meetup is just to network, learn and have fun. 

The meetup will be held in the rooftop lounge @ 40 Kong at The H hotel. At 8.30pm.

fillipstad in sweden is a good example of an area where you can get 2%. But its quite rural. As ingrid pointed out, in norway 0,65% would be a screaming deal.

So there is a trade off. To go back to fillipstad... its a city 45 minutes drive outside a bigger city, it has slight negative appreciation and its a city that only has two major empoyers. If one go bust the whole city will suffer.

Personally, i look for safer markets

On Friday 9. Oct I am organizing a meetup for BP members that are based in Dubai.

The meetup will be at Tribes restaurant inside mall of the emirates. And we start at 6pm.

Feel free to bring anyone that want to discuss real estate over a steak dinner for a couple of hours.

This will be the first of several meetups that will happen in the near future.

The purpose of the event is to have fun, network, learn, teach and just discuss real estate in general.
