Welcome to the forums! And wow! Im super impressed to hear you are already looking to real estate at a young age. An indicator that you will go far for sure!
As a former armyguy myself im happy to share my knowledge with you, so if you ever have any questions, go ahead and ask.
My first pointer i would like to give you is to look deeper into your hybrid investing strategy. Selling out of a market thats having growth can be a very unfortunate thing. If you ever invest in expensive areas, you will get so much equity if the market goes up. My properties are in the 200-300.000 dollar range and lately ive seen the market explode here in Norway. Im getting ROIs of more than 40% annualy, but my rent to cost ratio is 1/160, less than 1% on my 25% downpayment investment. Remember you can refinance in the future. I only look at the ROI now, and i factor in the apprichiation. As long as my properties are performing above 12% ROI, which is the value ive set for myself, im holding on to it. Equity is what im looking for now as its the fastest way i know to grow big. Look into it man. Maybe you find new ideas.

i don't agree with the generalization that if you get a local partner your returns will be higher. If you get a local partner, your going to trust that persons judgement. But that persons knowledge might not be solid.
Local knowledge can be really powerful, but everyone has to assume from time to time, so a local can also put limitations on you as well.

Nice! I have another friend who flies for Emirates too. Fazal Shah. Really interesting guy!
Starting with a fully paid off flat was how my wife and I started too. Then once we decided to get into real estate more seriously we got the HELOC and used that as downpayment for the next flat.
We wanted to use it to get a 3rd one but the bank said no, so I will let my two flats collect some more equity while i gain more experience and I will try the bank later once I have a longer history with them and they trust me more.
In the mean time Im now learning about fundraising and moving to Dubai will mean I get to get more leverage there in some time. Im super excited about it too!

Really glad to see you on the forums! Sounds like you already hot your ball rollin and thats really great!
Im a Norwegian investor that will soon be once again operating out of Dubai(7. Oct). Im really passionate about real estate and would love to discuss it with you as I do with my other contacts.
Im not an expert yet, but I am commited to become one eventually. Being in the European market and soon in the Middle east means that I might be able to bring some fifferent perspectives for you as I hope to hear about the ATL market you are in.

if you have a fully paid flat in liverpool you might be able to get a home equity line of credit on it. So you might be able to release some capital there to keep investing.
Usually banks limit their loans to the same country unless they have securities in something in their own country.
Investing in Dubai and Liverpool might be a viable option for you if you are employed in Dubai. You should be able to invest in Lazio also if that is something you desire.
Being in multiple markets at the same time will allow you to play the currency game as well. I am very excited for you to have so many options and i look forward to meeting you in person. Maybe we can assist each other in figuring out the Dubai market too.

Personally I dont see greece laws regarding real estate being very attractive.
Care to share why you wish to be in the greek economy and market?
