Yes, I have contacted a few lenders to find the best terms/rates. In terms of structuring the loan - I am in the Houston market looking for a deal that will cash flow. For most of the numbers I am running for an SFH 230 - 300K (with less than 20 percent down), I would have to be super aggressive with negotiating with the current interest rates.  For a short answer, yes! It's a good strategy. I agree with @Chris Kersey on staying 2 years if possible to avoid higher taxes if you can - welcome to the REI world nonetheless!

 Agreed, Jonathan! What specific area did you look into in "Houston"? There are great investment zipcodes up to an hour from downtown that could still be considered Houston, or not - so hard to know exactly.

Hi Alejandro - I would say Spring Branch, The Heights, Energy Corridor, and Memorial City area do have some good investment properties and are definitely showing substantial appreciation in the future with the all the growth happening! Katy is definitely a safe spot, but properties have become quite expensive like you said.

public data shows low crime rate in any of those areas, is that accurate? is there a drug problem in any of those areas ? or specifically places to avoid when looking at those areas ?

I am seeking honest opinions from those familiar with these areas. What should I consider when looking at a new single family or other house? Does the construction material (frame, vinyl siding, etc.) matter? I am looking for peace and tranquility in terms of property management.


Good morning, Shay! I'm from Houston and can confidently let you know that Cypress and Katy aren't known for any drug problems - prodominently SFH with excellent schools as you mentioned. I can also say I believe these areas will show great appreciation over time as well as they're constantly growing and becoming more attractive. Can't speak to Manvel or Leander as much other than I have personal friends/family who live in Leander and I love visiting them - it's a great place :)
