There are so many programs to choose from. I've been using stessa, but seems like they are charging for more and more lately. Plus I don't really like their interface.
I'm looking into Baselane and TurboTenant - I know bigger pockets is sponsored by Baselane, but want to get everyone's opinion on which they prefer and why. Thanks in advance.

Hey @Derek Morrison - Do you have any local friends that are property managers or investors who might have a good contact for you?
How exactly could you tread it from the outside if it's in the wall?
ps - I would add some other cities to your post so they show up as keywords and maybe get some help from some local BP people around Marshfield
Actually the property is in Central ma, Worcester county. No local PM contacts. And there was a hole in the siding on the outside of the house where it was treated from

Most landlords are reckless and they would do some probing for fun and to save $. It really is a dangerous business.
I'm absolutely horrified of bees/wasps and would gladly pay someone to get rid of it even when it's an old dead nest. I just freeze even seeing that gray paper

Wife was painting and poked a hole thru sheetrock with her finger into a hornets nest in the wall. We had it treated from the exterior a couple months ago and it seems to be inactive, nothing stung her or flew out. All the pest control companies I've called (Central MA) said they don't open sheetrock. Anyone have any contacts they can recommend for this? I don't wanna do it myself in case the nest is still active

@Derek Morrison Usually both if BF/GF because you could wind up with the bad credit one living there. Especially if they don't have rental history together. I generally don't set a number I look at credit history for lower scores if it is a medical issue I will view differently than if you just are overburdened by debt and just not paying.
This makes sense to me and seems very logical. Does this not come very close to discrimination based on familial status, if we have different requirements for an unmarried couple than a married one?

If I have a boyfriend and girlfriend who are both applying to be tenants, one qualifies and one does not (low credit). Do you guys require all applicants to meet your criteria invidually? Is it different if they are married?

First time landlord/self-property manager here, what are my responsibilities when it comes to hiring contractors and giving/ asking for 1099s? Do i give them or does the contractor give it to me? Is it only for work over a certain dollar amount? Are there other forms I'm supposed to give or receive here?

I just got quoted 50k to replace the AC system for my 3 family property in central ma. (3 Condensers & two furnaces). Is this a reasonable rate?? Seemed outrageous to me.
Anyone know any good AC contractors in the central Massachusetts/Worcester area?
