@Jeiby V. Oh wow! Thanks for expanding on that haha. My only worry is that I struggle with sales. I have minimal real-world practice or experience with this, so I expect that to be one of my biggest obstacles in this journey. Once that phone rings I'm worried that I'll freeze and ignore it, or I'll pick up and have absolutely no idea what to say next haha. Any sources you recommend for 'learning what to say'?

Hey @Jeiby V.! Thanks so much for the tip. When you say you outsourced it, do you mean you outsourced just the logistical mailing of the letters? Or did you outsource the creation of the mailing list, outsource the writing of the letter, and outsource the mailing?

I'm looking to start my first direct mail campaign this week. I plan on BRRR-ing the property and I had a few questions.
1. Which direct mail service do you find to be the best (ie: lowest cost vs highest number of "good leads")
2. Which criteria do you find to be most useful in finding motivated sellers (ie: absentee, length of ownership, etc)
3. What should I say in the letter?
4. What should I say when I get phone calls?
I'm a little nervous to send out the letters because I'm not sure what to say if I do get a response. I've never done this before so I'm not even sure what questions to expect.

Hey Djovanny! What part of NY are you from? My family and I were upstate last month on Lake George. Love going there and I was actually trying to think how to make a seasonal vacation rental work up there

@Daniel Haberkost Thanks for the response, Daniel! I read that book quite some time ago but I may be due for a refresher read. I'm glad to know that I'm not alone in jumping around. And house hacking seems to be a fantastic idea. As I'm looking to move out of my mom's house within the next 6 months, that will be a great direction to go in. Thanks again, Daniel!

Hey guys! So I signed up for BP a year ago but allowed myself to get distracted and I took my eyes off the ball for several months. I'm sort of just looking for some people to make acquaintances with because I felt alone last time, and that may be one of the reasons I didn't stick with it. Anyways, I'm currently working as an electrical apprentice in MA, have a background in maintenance in a senior living facility, and have a Bachelor's degree in Finance. I was also a former real estate agent - and this is all since 2019. So as you can see I've been bouncing around a lot and haven't really found anything that I can call 'home' prior to starting as an elec. apprentice.
I'm back on BP because I really want to hunker down and focus on one thing. My interest has jumped from strategy to strategy (Rentals, Flipping, Syndication, etc.) I already got a little overwhelmed being back on the site after so long because I've missed so much. Anyways, hello everyone! I hope to make some friends and feel at home here :)

Forgive me in advance, I'm sure this has been asked hundreds of times before, but I'm not sure where and I don't know how to search the forums:
I'm looking to start some direct mail campaigns. I've created a few marketing pieces in publisher, and a few letters in Word. I have an excel spreadsheet with the names and addresses of roughly 200 people. I'd like to be able to have my contacts' names be on the letters/marketing pieces (to make it feel more personal), as well as on the envelopes (obviously). What do you guys recommend for this?
