Hi everyone

As a contractor it depends on how well you know the contractor. I have been given 100% of the proposal price but my company worked with the client for over 40 years.

As for protection, 20-30% is reasonable. Myae sure you have a proposal detailing the work and payment schedule. Also make sure the contractor is licensed insured and has workers compensation.

@Tom R. 10 dollars when it's this big doesnt hurt the bank. As long as you dont play consistently it wont hurt.

i am in the process of selling my property in brooklyn. the market is still doing very well... the rise of interest rates will only be a short term cooling period but will not prevent this market from staying hot.

i am selling because of other business opportunity. if you do decide to sell remember money loses value over time. have a plan to invest somewhere else. newburg is starting to heat up!!! i know of an architect who moved out there and was telling me investors are flocking there.

I agree with Jimmy Klein. as a landlord I haven't had this issue. but as a commercial hvac contractor I have had issues with pipes bursting etc. you don't offer the tenant anything. immediately file a claim with your insurance company. hire a remediation crew to clean. up any if the water/ damage that occurred. Let the insurance company handle the rest. they will assess damage and might even sue the 2nd floor tenant.
