Evolve will sometimes list some of the properties they manage for sale on their website as well.

It sounds like you have the right idea.  Just pick one of the resort communities (or search all of them and find the best deal).  I agonized over which one (ended up purchasing in Champions Gate) and I think many others do too but I don't think it really matters in the end.  They all have nice amenities.  Put some nice theme rooms in along with an arcade or theater and I don't think it really matters much whether you're in Champions Gate or Windsor at Westside or Storey Lake, etc.

I think Reunion probably rents slightly better but the prices there are much higher than the others, as are your fees.

 If you want to make money in Orlando, and I mean REALLY make money, you need theme rooms and self management (or low cost boutique management from a self manager that takes on a few extra homes).  Both of which I believe are not allowed in Margaritaville.

If you want a nice place to use for yourself with maybe a little cashflow on top then I'm sure it's a nice place, but if you're looking to really maximize your investment dollars in Orlando I think there are better options.

 Thanks.  I've thought about this but I've heard that if the host you're contacting reports you for contacting them for business reasons then AirBnB/VRBO might suspend your account, which would be a big deal given the other STRs I have listed under that account.

I guess I could always use my wife's account to ask :D

We are looking for a photographer in the Orlando area for a large home in Champions Gate.  There are lots on google but most portfolios somewhat unimpressive.

We have theme rooms and LED lights and blacklights and all that stuff so we want someone that really knows what they're doing and is going to put some time into it.  If anyone has recommendations I am all ears.

Someone has to explain this market to me.  Everyone raves about how awesome it's been for the last year+, but when I look at listings on AirBnB/VRBO their calendars are all bare even in what I think is supposed to be high season there.

You just pass through the fee to the guest so it doesn't really matter.

But if it helps I pay $90 for my 2/1 and $210 for my 4/3.

Man that OBX market is wild.  Some of those beach houses are inches away from the water now or even in the water, when they were hundreds of feet from the water when built.

Those ones right up on the water are like $480k for a 5 BR house on the beach.  Land value is $460k so the house is only valued at like $20k.  I don't know if it's even possible to insure those things anymore but they are probably rental machines until they inevitably get washed away.

Wow looking at OBX home prices was interesting. While the whole nation has appreciated like crazy in the past year homes there look pretty stagnant. 

Some of them are listed for lower now than they were sold for in 2018.
