Goodness gracious. I read some of the responses and wondered why any new person (or anyone admitting to not having a bunch of money) would ever post on this site.
Many successful investors started out with that exact same question and they are doing great now. Please do not let valid yet potentially negative sounding feedback distract you from taking action starting at whatever level you currently find yourself.
And when you become successful at this, pay it forward. Read between the lines when answering questions from those just getting started. Provide great advice along with the kick in the teeth.

I do 2 group showings. One on a Saturday and the other on a Sunday- one early, one a bit later in the afternoon. The dates and times of the two showings are in all the advertisements. Applications are available only at the showings.

Thanks for your reply! We are about 3.5 hours from you. We have family in Indiana, my mother in law was just moved to a nursing home facility there, and my son is graduating from high school next year so... it’s a great time to go!!!
We are looking for a smaller park (under 50 spaces) that we will own/operate ourselves starting out so YES- please share your broker’s info.

Welcome! I’m originally from Beloit, WI, work at the university in Whitewater, WI, and recently moved to Pecatonica, IL (outside Rockford, IL). Yeah. So basically I drive through all these cities every other day.
At any rate, I am finally on my mission to purchasing my first mobile home park and was pleased to see this was one of the areas you too are interested in. I would love to be able to talk through both our dreams in this space and others, be a sounding board as you are looking for and working on yours, partner up if it looks like we should go that way on a deal or two or just support one another in this process.
I’ve been in both education and real estate quite a while and would like to leave the single family residences and small 2 unit multi families behind and move into the MHP space.

@Wesley W. FYI- This situation may actually matter to great responsible tenants who pay their rent on time. My name is Marijuana and even I once moved from a duplex building WITHOUT a shared hallway because the other tenant was a weed smoker and the landlord was aware of it.

Great job for pulling the trigger. I am looking for a Mobile Home Park in Indiana but I’m open to other areas. Thank you for sharing your honest assessment of what is going on and how you are attempting to work it out including seeking help on this forum.
It helps out the rest of us know that we can do it too despite the challenges we know could and will happen.
This reply is more encouragement and kudos to you rather than advice. Please keep going- you can do this! My husband and I would love to look you up when we’re in Indiana next.
