@joekim great job buddy! I've been doing a lot of research on the rental arbitrage, it's tough to find condos in south Florida where the HOA will allow STR and subleasing...

I would get a HELOC to payoff the cc's to consolidate and get lower interest and pay down with the cash flow.

Nothing is right or wrong, do whatever works for you. Figure out your financing and don’t stretch yourself too thin on your first deal. Learn from everything you do and anybody you work with. Read books and blogs, watch videos and webinars, talk to agents, brokers and attorneys... Ask questions to whoever will answer! Good luck.

It depends on the purchase price and the ARV. If the numbers work using a HELOC for DP you potentially could acquire, rehab, and refi with no money out of pocket. Homerun?

I just came across the same scenario with a good tenant paying market rent. I decided to re-new them for another 6 months. It keeps the unit cash flowing for at least another 6 months with no turnover or vacancy. Will revisit 6 months from now.

Does anybody have a worksheet template they use for tracking income/expenses for their rental property? I feel like it would help my accountant out and cut the book keeping costs down opposed to handing him a stack of receipts & statements.
