@Jasmin Mcduffie I would look to get a price reduction for the estimated repairs. I would feel more comfortable having my contractor do the work so I know it gets done correctly to my standards.

What are your numbers if you were to rent? What are your BRRR numbers? Flippers would love to see a $95k profit in a few months. Like @Nick C. said above it all depends on your goals. But, your right absolutely a good dilemma to be in.

I would like to get started doing flips then add some rentals. I know hard money is expensive but some profit is better than none?

I would love to use a HELOC but I don't have enough equity in my first home yet to cover a flip. To avoid a large DP with traditional financing, would hard money be my best bet to get started?
