Hi, Im sort of new to real estate investing and have been a member of the site for 3 years. I'm looking for a mentor or real estate investing groups in the Chicagoland area. I currently reading about lease options and fix & flips. I have bought a lot of ebooks about these subjects. I currently did a direct mail campaign to absentee owners and expired listings. I haven't gotten any deals as of yet. If you guys have any information about real estate investing groups or mentors in the Chicagoland area please leave a reply. Thanks for reading.

Hi, guys I'm a new investor. I had questions about buying pre foreclosures subject to. The method i will like to use is pay sellers back payments, repair property, give seller money to move with and take over mortgage payments. Can i get hard money to cover the back payments, repairs, sellers moving money and take over mortgage payments. I plan to sell the property once repaired to pay back all debt owed. Will peer to peer lending be a better option for this type of deal. Thanks for reading.

Since I'm located in Chicago I'll probably get a few deals under my belt then start virtually wholesaling. But thanks for the info. I've learned more off youtube and this site than the course i purchased.

I recently just purchased a course on virtual wholesaling and it doesn't cover how to close a deal without seeing the seller and the buyer.
