 Don’t assume that you will have water. Many rural water companies are near capacity. I’ve seen people buy land thinking water was covered only to find out they had to pay 6 figures to get water re-routes or upgrade pump stations. One project in particular they said they only had enough pressure to do 3 more meters. This was for an RV park so 3 meters wasn’t going to be near enough. 

There are solutions though. In this case I suggested a 10,000 gallon water tank with just one of those meters attached to it. Then the water can be pressurized from there to the park. It was the best solution but it did cost extra.

 I’m assuming you are looking for a residential GC? I can’t help you there but I know a very good commercial one. At least it will give your post a bump.

 I have a contact in the city dept of Kyle. I can at least find out the rules that go by or what they allow.

 I don’t know about the OP but I have bought nothing but mobile home parks so far. I’ve even bought 2since the interest rate became 8 percent and both were cash flowing from day one. Can’t wait to refi after the rates go down.

Nickels and dimes add up , we recently cleaned out a house , I had a 20 year old guy helping me . Many trips to the landfill with the dump trailer . As we were moving stuff out I told him to put anything that was mostly metal off to the side , and we even cut off cords to lamps . He told me it was a waste of time . I told him just do it . Then as we went to the landfill he say they charged $100 a ton to dump . Our last trip was all the metal , we put in the steel first , and the aluminum , copper and wire last . First stop was the place to sell the aluminum and copper , 800 lbs and I got $300 , last stop was the steel recycler I has 3000 lbs that was just shy of $200 .  His jaw dropped and said you just made $500 , I told him no , I just made $900 . Because I didnt take the metal to the dump which was 2 tons that would have COST me $200 .  And the agreement with the customer was $100 a ton to dispose of the junk .  It didnt matter where or how I disposed of it .    ( Plus the hourly rate to empty the house ) 


 That’s exactly right. It’s the mentality of buying stuff. A year ago I bought a 2016 GMC dually. It had 9000 miles on it. I paid 25k for it. One friend of mine asked why I bought such an old truck. I just shook my head and told him it’s not old at all. It’s a new truck essentially that wa just waiting for the right owner. With the miles on it I could have sold it double last year.

Right, far from South Padre. I will say almost all my STR visitors to South Padre are from Austin, and if I were to care or dig deeper I bet a lot are cali transplants.

Go South Padre!


 And this decision wasn’t just decided last week. They are almost finished with the new SpaceX building already. I know workers who are working on it.

One of the major things you guys are missing is the ability to give, and then get back. Create a community where people are proud of where they live, have a sense of community with friendships and make alot of money at the same time.

We started with a couple parks that had majority POH's. Then after stabilization after upgrades we began to sell (usually in the form similar but different than a RTO) the homes off to tenants. The parks are now take a couple hours a week for management and people in the park are always willing to help out.


 That’s exactly what we do also. Under contract for another one right now.
