Yes, it can be. Generally you want to run the boards parallel to the sunlight. It helps eliminate shadows and weathers better in the long run. In your case, it may be that the run comes from a greater area and this was the result in this particular room. You will have to sand it down. The question remains, how for will you have to go? One room? 10 rooms?
Open concept has many advantages but it also has some disadvantages too.

It was brought up earlier about people not invoicing until Jan 1 and I get that. But hypothetically, if someone wrote you a check on Dec 31,and the bank was closed until Jan, would that be income for 2021 or 2022?
You can tell I don't do my own taxes.

I was almost a roofer in Florida. I was doing Blue Tarp for hurricane Wilma in West Palm Beach. The prime contractor begged me to stay and get my license for him. I almost did.
I checked and he is not in business anymore. Maybe that was a good thing I came back home. Anyway, I thought I might have had you one but maybe the one above will pan out for you. 15 years ago there had to be 2 layers felt or I&W shield. Inspections for each layer. Then the roof and another inspection. I haven't a clue what it is now. I am sure it is worse now.

In Texas you dont have to rake much if you use a zero turn and a mulching blade. Go over it twice and it's done. Even our local state college does it that way and by spring it is fertilizer for the lawn. But you have to do it about three times a year and dont let it get too thick.

It is possible, I will be opening a new bank account for each new deal I purchase through a partnership, so I just need them allow me to open multiple accounts. Just wanted to see if anyone here had a good experience with any of the big banks or small ones!
Cheers
I think they will for sure. I use a commercial bank but not sure what deals you normally do. You might want a regular bank.

When I opened my LLC I used a local bank. The same bank gives me loans on commercial real estate. I'm nobody special as far as credit score. Do you think a local bank will take your LLC account?

Not usually. Are you changing the footprint of the shower or is it just the same size and shape that it was? You can add value if you make the shower bigger and custom and then tile it. Otherwise, no.
One thing to consider. I have come across this a lot. If your tile guy doesnt know how to build and waterproof the pan you are screwed. Especially if it is upstairs.
If you are using a handyman they may not know how to build a proper waterproof pan with tile. There are very specific steps that have to be done with the drain and the lining before any tile is installed. There needs to be a 24 hour "water test". Fill the pan with water and mark it with a Sharpie. In 24 hours if that water is below the Sharpie, something is leaking.
